Energy Performance Certificates
To comply with current legislation, all properties (commercial & residential) for sale or to let are now required to be marketed with the aid of an Energy Performance Certificate (EPC).
The certificates are there to provide an incoming buyer/tenant with an indication of how energy efficient the property is and the likely size of any energy bills. For this reason it is imperative that you employ an experienced and thorough assessor who will look at the entire fabric of the building and all of the heating elements and any renewables on site.
At photos and floorplans, we only ever employ fully qualified & experienced technicians who are capable of providing the most accurate reports possible. During any visit our technicians will require access to the whole property, including (where applicable) any loft areas, heating elements and themostats. If a property has been extended/altered over the years we will also require information on when this may have taken place.
After any visit the EPC report will then be produced, giving an indication of the size of any bills and as well as recommendations for either the current owner/landlord or new buyer of how they can make the property more energy efficient in future.
